How does the reservation process work?

In order to make a reservation with DormsBA, you need only to get in touch with us and we will work to find the most convenient method of payment for you.


What forms of payment are accepted?

We accept varios payment options: bank transfer, PayPal transfers or cash.


What is the mínimum time period during which one can rent an apartment?

The majority of apartments we list have a minimum rental period of 30 nights. Nevertheless, certain apartments have a shorter minimum stay, so don't hesitate to consult with us if you require a lease shorter than one month.


Do I have to pay a deposit?

Yes. We ask that you pay a refundable deposit in cash upon check in. The amount depends on the duration of your stay:


  • For rentals up to one month, a deposit equal in value to two weeks' rent.
  • For rentals longer than one month, a deposit equal in value to one month's rent.

What if I break something?

We ask that you notify us as soon as possible, in order to assess the damage. We will attempt to fix or replace any articles broken as soon as possible while we evaluate whether or not your paying for them is appropriate. If you are deemed liable, the value will be deducted from the deposit.


How do you handle check in and turning over keys?

We will work out ahead of time a date and time for a member of out staff to meet you at the apartment to turn over keys to you and give you any necessary information and/or instructions about the apartment as well as sign the rental agreement.


What time can I move into the apartment?

We meet with renters 365 days a year at the time most convenient for you. That being said, any check in that is not between the hours of 9AM and 8PM is subject to an additional charge. Between 8pm and midnight, US$15 Late Check-in fee. Between midnight and 9am, US$30 Late/Early Check-in fee.


What costs and services are included in the monthly rent?

The monthly rent is all inclusive, that is to say that all expenses and bills are included: building expenses, municipal taxes, electricity, gas, water, cable, internet and phone.


How often are the apartments cleaned?

All apartments are thoroughly cleaned before each rental and stocked with fresh towels and sheets. Some apartments include a weekly maid service, which, in some cases, includes a change of sheets, towels, etc. Please consult on a case-by-case basis.


Do the prices included taxes?

Prices do NOT include VAT.


What if I need to cancel my reservation?

The reservation fee is NOT REFUNDABLE. If the reservation was paid in full in advance, it will be subject to a cancellation fee that varies based on the amount of notice given.


  • Cancellation with at least 90 days' notice: 20% of the total cost of the reservation.
  • Cancellation with 60 to 89 days' notice: 30% of the total cost of the reservation.
  • Cancellation with 30 to 59 days' notice: 50% of the total cost of the reservation.
  • Cancellation with fewer than 30 days' notice: 70% of the total cost of the reservation.
