Terms and Conditions

 

Reservations

We require a deposit to place a reservation on our properties. The amount depends on the apartment you wish to reserve and the duration of your stay. 

The aforementioned deposit can be paid in cash in our office, online via PayPal or by bank transfer. Please be aware that your reservation will not be confirmed until DormsBA receives payment in full of said deposit and you have received a confirmation email from DormsBA. The confirmation email will contain all the details of your stay, including the exact address of the apartment, contact information for DormsBA, outstanding balance and further instructions for arrival and departure. 

 

Payment

The remaining balance of the reservation must be paid by the renter in cash, online via PayPal or by bank transfer. For stays shorter than 90 days, THE REMAINING BALANCE MUST BE PAID IN FULL BEFORE OR AT THE MOMENT OF CHECK-IN.

Conversely, for stays longer than 90 nights, the payment may be subdivided into further payments. An agreement will be reached prior to the client's arrival and written up by DormsBA.

The sender will be responsible for any charge resulting from bank transfer.

Payments made through PayPal are subject to a 5% commission charged by PayPal and are the sole responsibility of the sender.

Cancellation

Please keep in mind that the reserve deposit is nontransferable and nonrefundable.  

In the event that the client should cancel a paid reservation, the cancellation penalty will depend on the number of days before the slated check-in date that the cancellation request is submitted. 

  • »More than 90 days prior: 20% of the total cost
  • »60-89 days prior: 30% of the total cost
  • »30-59 days prior: 50% of the total cost
  • »Fewer than 30 prior: 100% of the total cost

In the case of the client's changing the date of reservation, the new start date will be understood by both parties as a new reservation whose date is subject to the cancellation policy.

DormsBA strongly urges that clients purchase trip cancellation insurance. Any and all cancellations, including acts of God are subject to our clear and simple cancellation policy here mentioned.

In the case that DormsBA is unable to offer the client the previously reserved property, we reserve the right to transfer him/her to a property with similar characteristics. 

If an agreement cannot be reached, both contractual parties may cancel the contract. In this case, DormsBA will refund to the client any and all payments made, excepting the case in which the client will have already stayed a number of days. The amount corresponding to the number of days stayed is nonrefundable.

Furthermore, DormsBA will be immune to any later claims brought against it, its employees or its subsidiaries by the client.

All cancellations or changes of reservation must be conducted by e-mail. Cancellations or change requests will not be accepted by phone.

 

Security deposit

The payment of a security deposit will be required upon check in. Keep in mind that upon accepting our Terms and Conditions, you agree the any damage caused by you or your guests will be your sole responsibility and will be payment for said damage will be deducted from your security deposit. Furthermore, you will be responsible for any damages exceeding the amount of the security deposit. 

Depending on the apartment rented and the duration of the stay, a security deposit will be required equal to the value of one or two months' rent. This deposit must be paid in cash. 

All security deposits will be refunded to the client in full following an inspection of the property rented, excepting the case of damage to said property, which will be subject to the aforementioned terms.

Housekeeping

Apartments will have been cleaned before the guests' arrival. Before leaving, the client will be expected to leave the property in reasonable conditions, including but not limited to having taken out the trash. Otherwise, (s)he will be subject to the cost of an additional cleaning.

Number and identities of guests

The client will inform DormsBA pertaining to the number of guests included in the reservation. Only the number of persons indicated by the client in the initial request will be permit to use the apartment. The number of persons to use the apartment must not exceed the maximum capacity of the apartment, as listed on the DormsBA website. Pets will only be permitted with prior written permission. In the case of an infraction against the terms here mentioned, DormsBA, at its sole discretion, reserves the right to ask the client to vacate the premises. Any future claims for compensation on behalf of the client will be considered baseless and void. 

 

Behavioral expectations

Please note that DormsBA's Terms and Conditions with respect to any nuisances caused by loud music and/or parties are very clear: BOTH ARE STRICTLY PROHIBITED. Rentors must know that any nuisances caused by parties and/or loud music resulting in the neighbors' complaining and/or calling the police may be subject to an immediate order to vacate the premises, irrespective of the time of night or day.

Having signed the contract at check-in, the client and any of his/her guests will be subject to expectations of correct and decent behavior as to be determined at the sole discretion of DormsBA. In the case that the former or any of his/her guests will not conduct him/herself in an adecuate and responsible manner, as to be determined solely by DormsBA, DormsBA reserves the sole right to require that the client and any persons that may accompany him/her vacate the premises. It is further understood that any order to vacate the premises implies a corresponding nullification of any future claims on behalf of the client, be they for compensation or otherwise.

This further implies the loss of any and all prepaid rent(s) and the security deposit. Please keep in mind that by reserving with DormsBA, the client accepts our Terms and Conditions and will be expected to comply with the same. The client will sign a copy of the Terms and Conditions on the date of check in.

Quiet hours are 10:00PM to 10:00AM

We greatly appreciate your collaboration as regards this matter and hope that you understand that these rules are necessary, as all apartments represented by DormsBA are located in residential buildings, many of whose residents have to wake up early for work.

 

Responsibilities

Neither DormsBA nor the owner of the apartment will be held responsible for any damage, be it direct or indirect, resulting from the client's use of the apartment, including but not limited to physical damage, losses resulting from fire, robbery or criminal acts. In the case that damage to an apartment results from the client's use, DormsBA reserves the right to order the client to vacate the premises and the client forfeits any future right to claims against DormsBA, monetary or otherwise. 

 

Our Website 

All descriptions and information published in a given listing relate only to that listing. While DormsBA does everything it can to assure that information on its website is factual, this information is supplied by the apartments' owners, and DormsBA will not be held responsible for any factual errors or omissions therein.

DormsBA further reserves the right to change the information published on its website when it deems fit, including but not limited to prices, descriptions and pictures.

DormsBA does not guarantee the condition or convenience of any product published on its website. 

DormsBA reserves the right to update these Terms and Conditions at any time without prior notice or need for the clients' renewed acceptance of the same. 

The page's users are responsible for assuring that they are familiar with the most recent version of the Terms and Conditions included herein. The use of this page implies the acceptance of the most recent version of the Terms and Conditions and the user will be expected to comply with the same.

These conditions do not affect the statutory rights of the user.
